The walkthrough and the number

We walk the house with a notepad and leave you with two things: a defensible price range built from comparable sales you can read yourself, and a scoped list of what to fix, ranked by what it returns. Some of that list will be “do nothing”.

Weeks 4 – 2 before

Preparation, paid for properly

Painters, electricians, the arborist, the person who fixes the one window that sticks. We coordinate the schedule and front the staging cost, recovered at closing. You approve every dollar before it is spent.

Week 1 before

Photography that is not just bright

Shot at the hour the house actually looks best, with a floor plan, drone frames where the lot is the story, and a written description that reads like a person wrote it. Twilight exteriors when the architecture earns them.

Inspection responses, appraisal challenges when the number comes in short, title, and the walk-through. Roughly a third of the value we add lands after the offer is accepted.
