What you are agreeing to

Referral fee on placement and management: 25% of the first month’s tenant placement fee, plus a finder’s fee on the first year of management. Both on a signed agreement before we call the owner.
Contact within one business day: Owners with a vacancy are losing money every week it sits, so these move first. You are copied on the first message.
The sale stays yours: When the owner eventually sells — and most of them eventually sell — the listing goes back to you. That is the point of the arrangement.
We will tell you if it is a bad building: Some properties should not be rented before they are repaired, and a few should simply be sold. You will hear that from us before your client does.
