Houses before they list
A meaningful share of what we sell each year trades before it reaches the open market. Being in our buyer files is how you hear about those.
A contractor read, early
We will walk a house with you and give you a rough number on the roof, the boiler, and the wall you want removed — before you are emotionally committed.
Honest talk about schools
Boundaries, open enrolment realities, and which districts are genuinely a reason to pay more. We will not recite rankings at you.
Relocation handled properly

What buyer representation costs you.
Since the 2024 changes to how commissions are handled, buyers sign a representation agreement before touring and the compensation is written down rather than assumed. We think that is an improvement.
Ours is a flat percentage, disclosed in the first meeting, and in most transactions it is still offered by the seller. Where it is not, we tell you before you tour the house — not after you want it.
There is no charge for the first conversation, no charge for a market read on a house you are curious about, and no expectation that you sign anything to have either.
